I stopped counting what number project this is....
Here are pics as I found it and work that has been done so far. If anybody has any ideas or neat tricks speak up! This is my first full start to finish rodeo with a house.
Game plan is
-scrape all popcorn/texture -almost done
-replace all 15 windows with double pane insulated -windows on order (half the windows were busted out)
-replace back door -done but need to trim
-prime walls and ceilings, float with joint compound to give a plaster look
-redo fireplace -still tearing down the old stone
-new flooring -ripped out most already (on a side note the foundation is in excellent shape)
-fresh paint
-fix/replace several interior doors
-service the septic pump
-redo countertop in kitchen
-remodel master bath
-remodel shower in jack/jill bath
-
After about 60-80 big trash bags most of the shit has been hauled off. Hoping to get some primer on this weekend. I got the hideous Dodge avenger hauled off this week too.

Wow, what a mess. Looks like the previous tenants just took off and left everything behind. Never done a remodel before so have nothing to contribute. Good luck with that project.

It definitely looks like you have your work cut out for you! I've never done a remodel before either, but Mrs. BDA and I occasionally watch 'Flip or Flop' and 'Fixer Upper' on HGTV. I would get either of them to do your remodel. They seem to work cheap and do great work! :FUNNY:

I forgot to mention. The family is growing...Found an abandoned cat in the house which had just given birth to a litter of kittens! PO had no idea they existed....
I bought the house at an auction which is why it was so messy.

A house with a built in rodent abatement system, can't beat that. I hope you keep her. I have two rescue cats myself.

I second Grumblebuns on the rodent abatement system (even though I'm a dog person)! We have two of them here and they are very worthwhile companions. I think it's time to invest in cat food!

Wow C Nukem, you do keep your plate full.
Having gutted my old house, bracing the roof up with old ceiling rafters while rebuilding walls and raising the ceiling, can empathize with you on your project.
Just think how nice it will be at finish - and all the monies you'll be saving going the DIY route!

Andy, sounds like we have a bit in common! I have really enjoyed the work so far. compared to getting a panel flat for painting, house work is almost instant gratification.
The cats are staying. The kittens are too cute to give away...besides that is the only way I can get my girlfriend to go work with me at the house "Darling don't you want to see the little ones..."

Well the popcorn is out now. I have sanded most of the texture off the walls. Trim is gone as well as most of the flooring. Most of the broken doors/frames are out and the fire place is on its way. Should be getting on with priming the walls and ceilings this week in preparation for a skim coat. The windows are trickling in at home depot, but I am still waiting on the bulk of them. The three curved windows are in so I may grab them tonight and see how accurate my measurements were...Those were the only ones I was worried about as they were two piece with a semi circle on top and I ordered them as picture frame windows in a single piece.
Who wants to come to Denton and smash some windows out with me??? Beer will be provided :)

That's a nice offer, Chuck, and destroying something is about the level of carpentry skill I have, but I'm going to have to pass. I want to see your house featured on HGTV when you're done!

Well!! The first few of my windows arrived...and they fit!! I was worried about these curved ones but it seems like I can still operate a tape measure correctly. Cant wait to throw it in!!

After lots of scraping, joint compound, sanding, more joint compound, and hammers it is starting to get somewhere....
The side by side shot of the texture shows the old (rough stuff) vs the first coat of plaster. I am going with the smooth look throughout. I think it will be a big improvement. I also picked up about 800sf of travertine tile as a discontinued item on clearance for the hall/kitchen. Still need to order my solid cherry for the bedroom/livingroom.
Windows should be installed in a week or two...
Will I ever get to drive a lotus??? right now I don't think so.

As it stands I have one coat left to do in the kitchen including ceiling. I have one coat left to do on the living room ceiling. One coat left in the guest room, one coat left in the hall bath....and then the windows go in!

It's starting to look livable. That fireplace looks great! Keep the building materials companies in business!

Been a while since my last update. We moved in at the end of June. Took the better part of a month's worth of weekends to get all my non running cars over here. Turns out I was quite modest in my plaster coat predictions last time...Since then I have been doing the following;

More plaster....

More plaster...
I have managed to get 10 of the 15 windows installed. Started plastering the fireplace. I am hoping to get the first coat of primer on the walls this week. This is ecstatic news for me because it means a break in plastering and sanding! After this I am going to tear the old vinyl floor out and tile the kitchen. Then we are going to move in to the living room while I tackle the master and do the bathroom...back to plaster and sanding :(
Fun jobs for my future include;
Putting a roof on
Raising the floor in the living room to meet the level of the kitchen/hallway.
Installing solid hardwood and finishing it in place
Making trim for the house
Making solid hardwood doors.
A haiku for you all
When will I Lotus?
When will I work on my truck?
When will this be done???

It looks great! Even if you have a lot of work to do on the interior, at least you're in air conditioning... You do have an air conditioner, don't you?!

Big news is that I got the first coat of primer on the walls and ceilings....The drywall.....it is finally over!!! For now anyway :)
New project is putting a roof on. I got screwed with the insurance company in more ways than one (like that has ever happened to anyone??) Long story short we had a hail storm which I took out a claim on. They said they would give me the full amount if I could prove the roof was newer than 15 years old. Previous owner swore up and down that it was 10 years old....he even gave me the name of the local contractor that did it. I asked the contractor to take a look and he "did not remember" putting it on. It is very possible that he did not because the owner was on the pro circuit for malt liquor consumption. There is more to the story on the insurance side, an agent got fired for negligence (state is filing charge) and lets say my policy was one of the motivating statistics in the case against her. Because of her slip up I have to put a new roof on to get renewed coverage.
Either way I got a check to cover materials so that means I get to do the labor. I am actually looking forward to it. Everybody thinks I am crazy to do it myself....Its not rocket science. I am going to get some help for the tear off. If I can Tom Sawyer a friend or two to help me with the install I think it will go well.

Oh what fun! am sure you're enjoying it really..... well will when it's done. just taking on a smaller project here in the UK. a 600 sq ft holidays home flat needs refurbishing. a weekend's job compared to yours!!

The remodel is looking great. Roofing? Well, it's bound to be cooling down a bit there. That will help. Flashing. Pay attention there.

Wow...doing the roof has been a tremendous amount of work! The thing I cant fathom is how all those guys do this during the Texas summers!!?!!?! It has been in the low 90's and high 80's during mine, and the shingles get absolutely scorching hot at 3'oclock.
I got 3 day laborers to do the tear off with me last Thursday. The next day I went back to get 3 more to help finish....but they did not want to work. "No roofing!" "No quieremos tabajar con techo!" I couldn't believe it....Then some old crusty white guy walks up and says, "You roofing? I'm old, but I'm fast."
I reply "Okay, lets see what you've got...nobody else wants to come." He motions over to one of the Mexicans who had helped the day before. "Jimmy, I need you to throw for me!" So Jimmy gets in the car. I had called one of the guys from the day before previously so that made 4...
We get back to the house and finish out the clean up. I see the white guy pull a few nails out and then he squats down. I say "Hey, if you want to pull nails you can pick up trash." (there was plenty....) He gets off the roof....looks around....squats down... I continue to work. Next time I look down the dude is gone! He just left and decided to walk 10 miles back to his hang out....I couldn't believe it!
So end of day 2 we get everything clean, all nails pulled out, the flashing up on everything but the gables, and ice and water barrier in the valleys.
Day 3 I call back the guy who has been coming every day now. Side note about him, he only speaks Spanish. He thinks I am paying him to help me roof, but really I am paying him to help me practice Spanish. I had a friend come out as well and we manage to get all the paper down and lift every bag of shingles on to the roof. I estimate it was about 6,000lbs...
Day 4. F&#*king hot! We get all the starter strip down and get one side of the garage covered in shingles. Hardest day for sure. There were 4 of us. Definitely a learning curve to putting shingles down.
Day 5. I had to skip 3 days for work, but I took yesterday off. Now it was just me and my Spanish helper. We managed to cover about 3/4 of the house in shingles. So far so good!
I don't know why I was complaining about sheetrock work...I will be glad to get back to it...

You just can't get good help now a days! I guess you should be glad you aren't blacktopping a road in that heat!
It certainly looks a lot better with the shingles on!
When you're finished, you'll have to invite us to drive our Europas over there for a beer party! :BBQ: :)

Chuck, Are your vent flashings correct? I only ask because the down slope side of the flashings aren't exposed? I'm not a roofer.....

So originally I had planned to do it this way. I am not a roofer either, but I have seen most done the way you show. The guy who I had that day did the first one by the method that we ended up going with. I thought it looked ok so we did them that way. I laid the pipe jacks so that if the shingles were cut away it would look like your picture. If I have a leak I will go straight to that...We got 2 inches on Friday and I did not have any problems....and that was with half the roof in tar paper.

Time for an update. I had a friend come down from CT to help me out for a week and frame a subfloor in the living room to unsink it. We also got the majority of the house painted and finished out the last of the drywall (save the master bath). Progress is rolling along! Time to start on the bath....

Anybody here have an opinion on polyurethane for flooring? I got my unfinished brazilian cherry in to put down. Right now I am leaning toward an oil base. I have heard water base wont yellow or darken as much, but that it doesn't hold up like oil base does. Personally I don't mind the darker look of the oil base.

I know nothing about flooring, but I thought polyurethane was the or one of the best finishes for floors.

Figured I would give an update to everybody!
House is moving along. I have 1 room left to tile an then all the floors will be finished. I bought 10 solid pine doors to replace everything in the house. They were unfinished so I painted them. I realize now that I should have bought an airless sprayer when I bought the house....On the doors alone I spent 20 hours doing 15 min/coat per side. I bought 1000 ft of poplar trim. By the time you do 2 primer and 2 color coats with a sand in between that is 5000 ft of being bent over painting....A FREAKING MILE!
I am wrapping up the master bed/bath this weekend so that will finally be something I can call "done". It will be nice to finally have a space where I can get away from the mess....Right now it is looking like I will be done in December. But look I just lied to you! I am planning to pour about 150 yards of concrete to do a circular drive, a paved section by the side of the house for covered car parking, and a slab in the back yard for a nice shop! More pain! Right now I am thinking about doing a metal 30x40 with a ceiling tall enough for a 2 post lift. Can anyone give me any shop recommendations? I would love to pick you guys' brains about this before I starting putting up forms.

My garage workshop is 30’ X 25’ and I would have liked more space for a vented paint booth for small parts and some extra parts storage areas for projects I’m working on. I do have storage above the garage that is half the size which is a life saver for parts not needed right away. Make sure you pour a 6” (minimum) concrete floor for 4000 lbs so you can install a lift and use rebar along with wire mesh. I also recessed all my lighting (install more than you need) and have 440 volt service box in the garage.
A friend of mine installed a heated floor which I did not do. I’m regretting it as I work on weekend during the winter and use a propane heater to warm it up. Works fine but it smells and can get expensive.
Your doing a great job on renovating/building your house! My last house renovation was 10 years ago (my third) and it’s always a bigger project than you plan.

Alright guys get ready for a doozy

Everything was trucking along fine. I painted all my doors and trim. 10 doors at 15 min per coat per side = 20 hours of painting...For a math major I really struggle with extrapolating the temporal consequences of tasks....Should have bought a paint sprayer and been done with it. 1000 ft of trim meant over a mile of painting and sanding hunched over...I painted it before I put it on the wall but still....my god....I should have bought that sprayer....I had installed 8/10 of the doors and 70% of the trim.
Around new years I noticed that my heater had trouble keeping up with a cold snap. I have a heat pump so they are naturally not very efficient when it is 9 degrees. I call somebody out and it turned out I forgot to program the emergency coils to kick on when I installed my new digital thermostat. Silly me! So he gets them to kick on and everything seems good. We check the refrigerant pressures and the high side was a little low. He goes out to the truck to write up an invoice, comes back and tells me to give him a call in the spring time so we can take a closer look at the reversing valve and compressor. As he is leaving my cat starts meowing like crazy. All of a sudden I see him running toward the house screaming "YOUR HOUSE IS ON FIRE!!!"
Naturally I did not want to believe him, but he sounded very sincere...I went out to the courtyard and indeed, much to my dismay, there was a 10 foot column of smoke pouring out of one of the turbine vents. To the tech's credit he grabbed a fire extinguisher out of his truck, leapt back in the attic, and put the fire out. I had managed to get an extinguisher from a neighbor and got in to the attic right about when he put it out. PSA TIME...IF YOU DON'T HAVE A FIRE EXTINGUISHER...GET ONE!!! OR TWO!! I have never felt so powerless as when I was staring at all that smoke with no means to stop it immediately. I got very very very VERY VERY very lucky. The only damage was to my plenum...
It turned out that when I had sanded my wood floors the dust had settled on the coils. A mouse had chewed its way in to the plenum and that was the first thing to smolder when the embered dust blew on it. Because the fan was blowing, it managed to ignite my fiberboard plenum (I hated that plenum the moment I laid eyes on it). So I have spent the last few weeks tearing out the plenums and the near by duct work. It turns out that half my metal ductwork by the plenums had been trampled by previous attic goers and was split wide open unbeknownst to me as it was all covered in insulation. I also found several copper to aluminum splices that were wrapped in electrical tape.... One particularly egregious run was a 30 amp breaker > Al wire > Cu wire > lights....Hopefully my house will more resistant to spontaneous combustion in the future. I am making new metal plenums and I got enough fiberglass to re insulate the entire house. This has to be a record as it is the first time I spent $1000 on fiberglass that did not look like a Lotus!
I have a fear that upon driving the last nail in the house, it will explode like something from a nuclear test site movie. It almost came true.....

Yikes, Chuck! I'm glad that tech saw the smoke. Those Al/Cu connections sound bad. I know they would be bad in New Orleans where I used to live since the air is so damp it acts like an electrolyte! It's good you caught them, too!
I'm just anxious for you to finish your house and shop so you can get to work on your car!

Luck is good. Glad you didn’t burn down. I had that happen in one of my houses and the end result wasn’t pretty (plus I lost everything I owned).

Thanks guys! It is getting there. I made new plenums out of galvanized 26 ga. I borrowed my friends bead roller to put strength in to the long pieces. Double insulated with 1" liner. Should be hooking up all the ducts today. I have been busy cleaning up rat poop and dry cedar shakers from the bowels of my attic so that I can lay fresh insulation where needed. Most of the wiring nightmares have been fixed now...
Up next I am going to replace the breaker box and start tearing out the last room to remodel! Lucky me it is a small hall bath!! Light at the end of the tunnel!!

Your plenum looks great and it's even better that you're near the finish. Hopefully soon you'll be able to put wrench to Lotus!

I am on the last room! 49sqft so it is a small one!! I am doing the shower pan pre-slope and other odd jobs today. Hopefully it will be sheetrocked and tiled in about 2 weeks. I have been traveling a lot and have to run to Cincinnati this week so that is the main hold up. How are you holding up BDA?

Doing well, thanks! Drove in a benefit for Parkinson's with the local Porsche club. I was ready for "spited" driving, but I had a fairly difficult time keeping up! Of course, they ha two cylinders a probably a liter or two on me. My car did get the most attention when we stopped though! :)

I have benefited greatly from a friend who happens to have Parkinsons. It is really a tragic disease. He has taught me everything I know about wood working, AC, roofing...
Guys sorry for the long gap between updates again. I have some big news...it is almost done!!!!
I really enjoy making showers now....
All I have left is do is....
finish making my sink cabinet for the hall bath you see pictured here
cut the granite counter top for the kitchen
cut a stone piece for the hearth
paint the soffit and facia
skin my garage door in cedar
And then I am DONE!!!!!
I have a BIG surprise coming in the next few weeks.....

That's great news Chuck! From your pictures, you've done a great job for which you have every reason to be proud! Hopefully you can knock out your list quickly so you can move in get working on your Europa! I hope to see more pictures of the work on your baby as we've seen on your house!

Well....it took more than a few weeks but I got a new driveway down. 40 yards of concrete and one pump truck later I have a place to park all my cars now! I'm going to put up a metal carport so that I will have a covered place to store and work on them...also that means the truck is finally going to be out of the garage......and finally.....I can.....work....on.....my......LOTUS!!!!!!!!!!!!!!!!!!!!!!!

As much as I was impressed with your home building skills and happy that you were making good progress, but now hopefully you'll be filling us in on the progress with your baby. I expect you'll be as good with fiberglass, and wrenches. I can't wait!

There is more progress! This is going to be the future home for all abandoned Europas in north Texas. I was joking around with my friend who has a +2 that I could fit 10 cars under it if I park them sideways. He responded that I could fit 20 if I stack them... The sad thing is that I had already had the thought before the words had come out of his mouth...
This is also going to be the future spray booth.... Roof goes on later this week. Gutters and trim are up next week.

Working on a front gate to enclose the covered storage. It will match the horizontal cedar I put in the gable. Here is a shot of the paintbooth as well. Should be coming up soon!

My friend who helped in the construction of the paint booth had first dibs on it. Unfortunately he ran in to some snags which pushed my painting projects back to October... I am trying to get everything done before it gets too cold. Right now I am doing some respray work on the M3. I bought a CSL trunk because mine had some hail damage, and the bumpers needed some love... Shot the backside first and I am glad I did. The color is "Carbon Black" but it was actually a mistake to shoot it over a black sealer coat. There is a subtle indigo and violet hue to the color which was lost when painting it over a black surface. Going to shoot a few color cards to see if I can get a sealer coat color dialed in for a color match. This is my first time matching a color...Dman come to my rescue!!!
Other than the color match I am happy with how it came out.
After this little job I am going to try and squeeze the last parts of the truck that did not get painted in so that I can assemble the thing and get it out of the way for the Lotus.
It feels weird not to have a house project looming over me all the time...I am pretty sure I have Stockholm syndrome...Not that I don't have enough to do lol....

Who is the mfg of the paint? My son in law and his grandfather is the masters being in the paint supplier for forty years. I do know exactly what your saying. Some paint colors have strict base colors and primers. I’m spraying cobalt black for a friend right now .

Here is his answer:
He needs to add more coats of paint. It sounds like it's a transparent black. There are actually 3 different black tints in the cormax line. Putting the topcoat over a tinted primer isn't a good idea, because that means that if there is a spot with more or less paint it will be MORE visible. The best route is to have a spray out card with one coat, and then cover up a strip with tape and do a second, another another ect... until he achieves full color saturation. That way he will be able to know how many coats he needs to do to achieve full color saturation.

Thank you Dman! I called my local paint rep and your son in law's answer is much more detailed. The base coat is PPG Deltron. I was planning to get a few strips on Friday and try my hands at it.

Just a quick update. It turned out to be a bad match. I had the paint company mix it to the paint code. Their computer had no other variations of this color logged. It was my mistake not to take a painted piece of the car in when I had them mix it. It was far too dark. I had a second shop in town look in to it and they had over a dozen variations of this color in their computer. They hand matched and it turned out pretty good!

It's been a while since I updated this. I figure I could use the excuse to explain my lack of progress on my rear disc brake set up. I have a good friend who is a retired cabinet maker. I pestered him a bit and he allowed me to use his shop for a single bookcase project. The next day a real estate investor made him an offer he couldn't refuse so now they are getting it under contract...which is great for making deadlines!! So now I am doing all 13 built in cabinets that I need for the house as quickly as possible....Going to be fitting the doors soon and prepping for finish. The last two shots are some mahogany that I am hopefully going to turn in to my front door.

Thanks Gavin. I am a total novice with this stuff, but it is very enjoyable so far. I may need to acquire some tools to continue this work after my friend sells his shop...
The shelves and cabinets are all made from 3/4" 13 ply baltic birch from Russia. It is really nice stuff!

The front door is getting closer.
I have to do the mortising and the jambs. Cant wait to see the finish come alive with the clear coating.
After this I have to cut the shelves for all the cabinets and then it is time to paint the Lotus!!

Thanks for the tip Dman. I noticed it left a little rash on my arms when handling the rough material. I try my best to always wear a 3m mask while working with dust. My scare with bondo and car paint was too close for comfort....

Are the rails and stiles glued or mortise & tenon?
Just a tip - usually it's good practice to position the clamps alternately over and under the panel to even out the forces. Otherwise they sometimes cause the panel to cup.
(Of course, it's much to late to say this now)

It is difficult to see in the picture but we did 3 clamps per rail 2 on top and one on bottom to help with cupping. Door came out pretty flat. I'm fortunate my friend has a 36" drum sander so we can feed the entire door through it to fix minor issues. I should have used veneered plywood for the center panels. There was minor bowing in the solid planks...
I used a festool domino machine to make the tennons. Luckily the local makerspace has one so I was able to borrow it (I loathe the place but it does come in handy from time to time)

Ahh, you're right, Chuck . . I didn't see the other clamps.
The Domino system is supposed to be really good, though not cheap, especially for the amount of tenons I'd do these days.
I like the centre panels. I might be weird but the homogenous nature of ply can also look too perfect.
If the boards have bowed a little, it might have occurred from the door lying flat on the bench while it was gluing.
If the door is placed on edge, the moisture levels might return to normal. Otherwise, there's always the spritz one side with water and stand them in the sun routine. Just as long as the centre panels aren't glued in solid.
What's a "makerspace" ?
Is it something like our "Mens Shed"? . . which is a community based thing where guys go to yack with other guys and perhaps work on their various projects. It's also popular with SWMBO's as well because it get's the guys out from under her feet.

Its a refuge for the city bound tinkerers who do not have the space or funds to purchase their own tools. In theory its a great idea. Everyone pays a monthly fee to use a warehouse full of all kinds of tools imaginable. They even have a CNC mill which is where I taught myself the ropes. Everything from woodworking, blacksmithing, welding, machining, ceramics, 3d printing, etc. They have a lift so you can work on your car.
The problem is the reality of organizing something like this...there are members who have to volunteer to chair each committee and the people who volunteer for such responsibility tend to also enjoy a good power trip....
The guy who chairs the machine shop banned me 3 times for various crimes against makerspace. Once I left a program in the memory of the machine because I was not aware of his rule to delete it after use.... I was then banished for leaving some chips in the valley of the chip conveyor (not running it after I washed the machine down entirely). He was a truly petty guy.... What kills me is that the place is full of dipshits who turn on blowtorches and set them on the table and walk away....
So I took the easy way out and bought my own machine so I wouldn't have to deal with him anymore. ;)
I left the panels floating in the door so that should be ok. I just got my lock set yesterday so hopefully there will be some progress this afternoon.

1. Regular panel
2. Breaker in position
3 Surprise, Lift panel door….😂. I padded the box and will install in wall. 🤫

On the plus side I got to use an oxy acetylene for the first time to do something useful. After a week of misery I now have AC again!

Yes, there is a tale to that one. I was delivering a piece of laboratory equipment, and I happened to find an add for "free europa". In reality it was a 1/2 off sale. I decided it was rear end insurance. The truck has been land locked there since before I owned the house. A coming project is make a new wider fence so that it can be evacuated and rehomed.

I can well imagine you were in misery!!! Glad you got it sorted but I would have paid someone to fix it rather than swelter for a week!

Might I advise a light paint and interior color and cloth seats? We don't have Texas summer temps here in NC but it gets pretty warm and I would say that my tan cloth interior makes a big difference in my comfort!
